Calculator accuracy
Every calculator on this site uses the standard formulas applied by mortgage lenders and financial institutions. The core amortization formula -- M = P x [r(1+r)^n] / [(1+r)^n - 1] -- is the same formula used by banks, mortgage servicers, and the Consumer Financial Protection Bureau. We validate calculator outputs against multiple independent sources before publication and periodically recheck them as we update the site.
Calculator outputs are estimates based on the inputs provided and standard mathematical formulas. They do not account for lender-specific fee structures, rounding conventions that may differ by institution, or mid-month closing adjustments. For precise figures on an actual loan, always rely on the Loan Estimate and Closing Disclosure provided by your lender.
Editorial standards for guides
Every guide on VisualMortgage is written with the goal of being factually accurate, mathematically precise, and current with respect to mortgage industry practices. We verify program requirements (FHA minimums, conforming loan limits, PMI cancellation rules) against official sources including the CFPB, HUD, Fannie Mae guidelines, and Freddie Mac guidelines before publication.
Mortgage rules change. Conforming loan limits are updated annually by the FHFA. FHA requirements change. Credit score thresholds shift. When we become aware of a change that affects content on this site, we update the relevant pages. The publication date shown on each guide reflects when the guide was originally published or most recently substantially revised.
Reporting an error
If you believe a calculator is producing incorrect results or a guide contains factually inaccurate information, please use the contact page to let us know. Include the URL of the page, a description of the error, and -- for calculator issues -- the inputs that produced the unexpected output. We investigate every reported error and update content promptly when a correction is warranted.
Independence and conflicts of interest
VisualMortgage is independently operated and does not accept lender sponsorships, affiliate referral payments, or paid content placements. Advertising on the site is served by Google AdSense on a non-targeted, non-editorial basis -- advertisers have no influence over calculator formulas or guide content.
